Hardwood floor refinishing and repair.

Worn, scratched, or water-stained hardwood can often be brought back instead of replaced. Sanding, staining, refinishing, and board repairs across the Conejo Valley. Free in-home estimates.

Why refinish

Like new, without starting over.

If your hardwood is structurally sound, refinishing is often the smartest money you can spend on your floors.

01

Costs less than replacing

You keep the wood you already paid for and pay for the labor and finish to restore it.

02

Change the color

Go lighter, darker, or more modern with a new stain — same floor, completely new look.

03

Erase years of wear

Scratches, dull traffic paths, and worn finish sand away.

04

Fresh protection

New finish coats protect the wood and make everyday cleaning easier.

What we do

Refinishing and repair services.

Not every floor needs the same thing. We’ll look at yours and tell you honestly what it needs — including if replacement makes more sense.

Sand and refinish

Back to bare wood

The floor is sanded down to fresh wood, then stained if you want a new color and sealed with protective finish coats.

Board repair and replacement

Damaged or water-stained boards

Damaged boards are cut out and replaced, then blended in with the rest of the floor.

Stair refinishing

Treads and nosing

Worn stair treads sanded, stained, and refinished to match — or to set them apart.

How it works

What to expect, start to finish.

Refinishing is mostly patience and protection: careful sanding, a clean work area, and finish coats given time to cure.

  1. Free in-home estimate

We check whether your floor can be refinished — solid or engineered, how much wood is left, and any damage — and talk through stain and finish options. You get a detailed written estimate before any work starts.

  2. Prep and protection

We mask off walls, cabinets, and doorways and protect the rest of the house before sanding starts.

  3. Repairs

Damaged or water-stained boards are replaced and blended in before sanding.

  4. Sanding

The floor is sanded in passes from coarse to fine, including the edges, down to clean, bare wood.

  5. Stain and finish

Stain, if you’re changing the color, then protective finish coats.

  6. Cure and walkthrough

We clean up, go over the floor with you, and let you know how long to wait before walking on it and moving furniture back.

Pricing

How much does hardwood refinishing cost?

Every floor is different, so we don’t quote one-size-fits-all pricing. Your cost depends mostly on the size and condition of the floor and the finish you choose.

We’ll look at your floor in person and give you an exact, itemized estimate, so you see where every dollar goes — no surprises halfway through the job.

FAQ

Common questions about refinishing.

Can my floor be refinished?

Solid hardwood can usually be refinished several times over its life. Engineered hardwood depends on how thick the top wood layer is. We’ll check at the estimate and tell you honestly.

Can laminate or luxury vinyl be refinished?

No — they don’t have real wood to sand. Worn laminate or vinyl gets replaced instead, and we can do that too.

Can you change the color of my floors?

Yes. Sanding takes the floor back to bare wood, so you can go lighter, darker, or more neutral with a new stain.

Can you fix water damage?

Often, yes. Stained or cupped boards can be cut out and replaced, then blended in when the floor is refinished. Make sure the source of the water is fixed first.

How dusty does it get?

Sanding creates dust. We mask off and protect the rest of the house and clean up thoroughly when we’re done.

How long does refinishing take?

It depends on the size and condition of the floor and the finish you choose, plus time for the finish to cure. We’ll give you a realistic timeline at your estimate.
